Seal Coating

Why Sealcoat?

Wise property owners will sealcoat their property to maintain the life of their asphalt and protect their wallets. Depending on road usage and the elements, paved asphalt typically degrades over the span of 30 years. The degradation usually begins when the road aggregate (the little rocks in the asphalt) comes apart. This occurs because the tar binder that holds the aggregate together oxidizes over time and will wash away with wind and rain, exposing the aggregate and causing the surface to unravel. 

Seal coating covers the binder and protects it from oxidizing and washing away, while keeping the surface integrity and prolonging the life of the pavement. It also produces a dark appearance that, along with fresh striping, gives any business or parking lot a clean, snappy look. Application of seal coat every 3-5 years will prolong the life of the asphalt and save the property owner money from having to repave, as that cost runs nearly 12x as much as seal coating. 

 

The material we use for seal coating is the Master Seal from Seal Master. Additives such as quick seal coat drying and toughening polymer agents are available for an additional cost. Ask Brian or Mike for more details if interested.
